SunCap building new 250,000-square-foot distribution facility at Alta Vista Business Park for Komatsu

After building out new industrial buildings in the region for the likes of GE and Amazon, North Carolina-based SunCap Property Group is now building what will likely be the biggest development at the Alta Vista Business Park in Washington County for Komatsu Mining Corp.

Matt Virgin, a senior vice president for SunCap based in Pittsburgh, confirmed the basics of the project without commenting on the tenant.

He added the company has bought a site in the park from the Mon Valley Alliance and is underway on a new project expected to be completed in April 2021.

"We are currently under construction," said Virgin.

Komatsu confirmed it has committed to a deal for a 250,000-square-foot facility in a press release, noting the company has been a presence in Washington County for more than 60 years.

Komatsu called the facility a "new global distribution center" that will consist of a 215,000-square-foot warehouse with a 35,000-square foot office.

According to the announcement: "Plans include the deployment of highly efficient pre-sorted kitting and packing capabilities to increase productivity and improve overall customer experience, while also creating a facility that offers a high level of safety for employees."

The company currently operates a facility nearby, which it will maintain until the new distribution center is completed.

Newmark Knight Frank highlighted the deal in its second quarter industrial report for the region, a sector in which the firm and others see ongoing strength through the pandemic.

Lou Oliva, executive managing director of the Pittsburgh office of Newmark Knight Frank, who represented the seller in a $15.5 million sale of a Gardner Denver facility at Alta Vista last year that was the first in the park to an institutional buyer, said it was "probably the biggest potential business they can put in this park."
