Champion Properties draws new tenants to 701 Technology Drive at Southpointe

Champion Properties has inked three new tenants for 701 Technology Drive at Southpointe, demonstrating an increasingly varied demand at the Washington County business park.

Gerry McLaughlin, the executive managing director of the Pittsburgh office of Newmark Knight Frank, who represents 701 Technology Drive, reports a new deal at the property for Preferred Primary Care Physicians Group to take 28,830 square feet at the property for a new call center use.

Expected to occupy the space in October, Preferred Primary Care is consolidating out of various locations in the region for the new office, said McLaughlin.

“What’s nice is we’ve had three new tenants and they’re all nonenergy related,” he said, “which for Southpointe is where things seem to be going these days.”

The other newcomers to the building are Progeny Systems, a government contractor, he added, taking a little more than 12,000 square feet, and Sigma Instruments Inc.

McLaughlin noted the three tenants are all new to Southpointe.

He added the building, which totals 116,000 square feet of office space along with some occupied light industrial space, still has more than 40,000 square feet available.

Rob Geiger, a principal for Cushman & Wakefield Grant Street Associates, led the leasing representation for Preferred Primary Care.

It's new office leasing activity at a Southpointe working through the dramatic cutbacks of the oil and gas industry that had played a defining role in Washington County during the Marcellus Shale play at a time when the pandemic has slowed much office leasing activity through the region and country.

The new deals at 701 Technology Drive follow the announcement last month that publicly traded Inovalon was taking 40,000 square feet at 275 Technology Drive.

Recent real estate reports put the vacancy level at Southpointe at more than 19 percent.
